Do I pay water and garbage?+
Please refer to your lease terms. A copy of your lease agreement is accessible via the residents portal.
Do you offer renter’s insurance?+

How do I renew my lease?+
Contact Excellence Property Management and we will do a review. We will also contact the owner of the property to see if they want to extend the lease. In any case, after the term of your lease expires you automatically turn to a month-to-month tenancy.
How do I request maintenance repairs?+
The best way to request maintenance repairs is through the “maintenance request” link in the residents’ portal, this way all information is easily documented. You can also call Mike (408) 499-5786 or Cindy (408) 710-5837 to request any emergency repairs.
What if I need to move out before my lease is up?+
Contact Excellence Property Management and we will do our best to help out your situation. Life happens, we get it. However, you will be responsible for any lost rent during the time the property is vacant. It helps if we can show the property to potential tenants during your occupancy.
What is the late fee policy?+
Late fees are 5% of the rent, unless otherwise indicated on your rental agreement.
When I move out, what do I need to do to receive my full security deposit back?+
We advise that you remove all personal belongings and clean the house thoroughly including floors, walls, trim, windows, bathrooms, counters, cabinets, and appliances. All carpets should be professionally shampooed. Gutters should be cleaned out. The roof should be free of leaves and debris. If you are responsible for lawn maintenance, then the grass and hedges need to be trimmed to a reasonable height and all planting beds should be free of weeds.
